Where is The Setai, St. Maarten located?
The residences sit on Indigo Bay, a protected bay on the southwestern, Dutch side of St. Maarten, with views toward Saba and St. Barths. The island's international airport is minutes away, and St. Barths is about a seven minute flight or a short boat ride.
When does it open, and can I buy now?
The Setai, St. Maarten is under construction now and opening 2028/29. Residences are selling ahead of the opening, and early sales have been strong.
What does ownership include?
Most residences are delivered turnkey and serviced by the resort. Ownership also includes an optional rental program, professionally managed by the resort, for the weeks you are away. We walk through how it works during your presentation.
What are the taxes on ownership?
On the Dutch side, no annual property tax has historically been levied, and there is no capital gains tax on individually held property. Closing costs are typically around five to six percent. I work with a broker. Are brokers welcome?
Yes. Brokers are welcome, and we protect your representation. Register your client with us and we will coordinate directly with you through closing.
How do I reserve a residence?
You can reserve your residence for only $25,000. A reservation holds your residence while you decide, and deposits then follow construction milestones. The full schedule is shared during your presentation.
