How we handle the information you share with us.

Who we are

Setai Realty, operated by Linda Levy Developer Sales P.A., runs setairealty.net and is the controller responsible for personal information collected through it. This policy explains what we collect, the purposes we use it for and the legal basis for each purpose, who receives it, how long we keep it, and the choices available to you. It applies to this website only. Information we collect

Information you give us. The inquiry form collects whether you are a private buyer or a broker representing a client, your brokerage if you are a broker, your name, your email address, your telephone number, the price range you are considering, and how you intend to use a residence. Where you arrived from a specific advertisement or link, we also record which one. Please do not send government identifiers, financial account numbers, or other sensitive information through this site or by email to us.

Information collected automatically. We and our analytics providers record technical details such as your IP address, the approximate location it points to, your browser and device type, the pages you view and how long you stay, what you click and scroll, and how you arrived, including campaign tags (UTM parameters), referring links, and advertising click identifiers.

Session recording. Our product analytics provider records a replay of your session on the site. Form fields are masked, so what you type into the form is not captured in that replay. When you submit an inquiry, the alert sent to our team includes a link to the replay of that visit.

Analytics and advertising technologies

The following third party technologies are used on this site. None of them load in your browser until the choice described below has been settled for your visit.

PostHog, product analytics. Records page views, clicks, scrolling, and a replay of your session so we can see which pages people read and where the site confuses them. Form fields are masked in the session replay, so what you type into the form is not recorded there. Separately, when you send us an inquiry we record the name, email address, phone number, and inquiry details you submitted against your analytics identity in PostHog, so we can connect an inquiry back to the visit that produced it.

Google Analytics 4. Counts visits, traffic sources, and completed inquiries.

Meta Pixel and Conversions API. Operated by Meta Platforms, Inc. We use these to measure which Facebook and Instagram advertisements produce inquiries, to optimize what we spend on those advertisements, to show our listings again to people who have visited the site, and to build audiences of people who resemble our inquirers. Whether they run depends on your region and on the choices described below.

What is sent to Meta. From your browser: your IP address, browser and device information, the page you are on, the page that referred you, timestamps, your clicks and scrolling on our pages, the cookie identifiers used to recognize your browser and the advertisement click that brought you here, and the click identifier carried by links that come from a Meta advertisement. When you submit the inquiry form while these technologies are active for you, we send Meta a conversion record from your browser and again from our server. It contains your email address, telephone number, first name, and last name as one way hashes rather than in readable form, and, from our server, your IP address, your browser user agent, the cookie identifiers described above, whether you identified yourself as a buyer or a broker, and the price range you selected. These contact fields are sent only when you submit the form. We also send, in that same hashed form, a pseudonymous identifier our own analytics assigns to your browser, so the browser record and the server record of one inquiry are matched to each other rather than counted twice. We have turned off Meta's automatic matching feature, which would otherwise read what you type into a form before you send it.

Meta uses this for its own purposes. Meta does not process this only on our behalf. It also uses what it receives for its own advertising products, across other sites and apps. For that reason we treat it as a disclosure to a third party and control it separately from analytics.

Cookies and similar technologies

We use the following categories of cookies and other storage on your device. The duration shown is the maximum period each item is kept.

  • Essential preference storage. Provider: Setai Realty. Purpose: records your cookie choice and the date you made it, the regional check behind it, and whether the notice has already been shown, so that you are not asked on every page. Duration: your choice is kept in your browser until you change it or clear your browsing data; the regional check and the notice indicator are deleted when you close the tab.
  • Product analytics. Provider: PostHog. Purpose: distinguishes visitors and sessions so we can measure how the site is used and where it is unclear. Duration: up to 12 months.
  • Website analytics. Provider: Google Analytics 4, operated by Google. Purpose: distinguishes visitors and sessions and measures traffic sources and completed inquiries. Duration: up to 2 years.
  • Advertising. Provider: Meta Platforms. Purpose: identifies your browser and the advertisement click that brought you to the site, for advertising measurement, optimization, and audience building. Duration: up to 90 days.
  • Campaign attribution. Provider: Setai Realty. Purpose: records which campaign or link first brought you to the site so that an inquiry can be credited to it. Duration: kept in your browser until you clear your browsing data.

Everything other than essential preference storage is set only where the choices described below allow it. You can clear or block cookies in your browser settings at any time. Doing so does not stop you from using the site.

Your choices, by region

Europe, the United Kingdom, Switzerland, and Israel. If we place you in the EEA, the UK, Switzerland, or Israel, no non-essential technology runs until you accept on the banner: no Meta Pixel, no PostHog, no Google Analytics, and no campaign attribution written to your device. In these regions we ask for your consent before any non-essential technology loads. We determine your region from the approximate location our hosting provider derives from your IP address. That location is an estimate and is not always available. Where it cannot be determined, we treat you as though you were in one of these regions: the banner is shown and nothing non-essential loads until you accept.

The United States and everywhere else. In these regions the technologies described above load by default and you may turn them off at any time. Once per browsing session we show a short notice bar describing the categories in use, with a link to turn them off, and the Cookie Settings link sits in the site footer from then on.

How to change your choice. Use the Cookie Settings link in the site footer, which opens the same panel and lets you decline at any time; when you decline we clear Meta's cookies and stop tracking immediately. You can also clear or block cookies in your browser, or turn on Global Privacy Control, described in the next section. Separately, your Meta ad preferences control what Meta does with activity it collects from other businesses; that is a setting inside Meta, not an off switch for this site. In Europe, the UK, Switzerland, and Israel, declining takes the same single click as accepting. Your choice is stored in your browser, so it carries to later visits unless you clear your site data, and if you use more than one browser or device you will need to set it on each.

Global Privacy Control and Do Not Track

If your browser or a browser extension sends a Global Privacy Control signal, we honor it. We check both the browser setting and the signal sent with your request, and if either is present no non-essential technology loads: no Meta Pixel, so no request to Meta leaves your browser, and no analytics. We apply this worldwide and not only in the jurisdictions that require it, and a declined choice is not asked again. Open the Cookie Settings panel and it will confirm that the signal was received.

A Global Privacy Control signal can only turn tracking off. We do not read it as permission, so in Europe, the UK, Switzerland, and Israel you would still need to accept on the banner before anything loads. Where you accepted on an earlier visit and a Global Privacy Control signal is subsequently present, the signal takes precedence over that acceptance: non-essential technologies stop loading, and we ask for your consent again before any of them resume. The older Do Not Track header has no agreed meaning across the industry, so we do not act on it separately.

How we use your information and our legal basis

  • To respond to your inquiry, to arrange and follow up on a presentation, and to contact you by telephone, email, or text message, which may include an automatic acknowledgement of your inquiry. Legal basis: steps taken at your request before entering into a transaction (GDPR Article 6(1)(b)), together with the consent to be contacted that you give when you submit the form.
  • To send pricing, availability, and updates you have asked for. Legal basis: your consent (Article 6(1)(a)), which you may withdraw at any time.
  • To measure how the site is used, to record sessions, to measure and optimize our advertising, and to credit an inquiry to the campaign that produced it. Legal basis: your consent (Article 6(1)(a)), together with Article 5(3) of the ePrivacy Directive and the corresponding national rules on storing and accessing information on your device.
  • To protect the site and the inquiry form from automated abuse, including spam detection and rate limiting by IP address. Legal basis: our legitimate interests in the security and integrity of the site (Article 6(1)(f)).
  • To keep accurate business and transaction records. Legal basis: compliance with the legal obligations that apply to a licensed real estate brokerage (Article 6(1)(c)), and our legitimate interests in establishing or defending legal claims (Article 6(1)(f)).

Outside the regions where the GDPR and equivalent laws apply, we process this information for the purposes listed above and offer the choices described earlier in this policy.

The fields marked required on the inquiry form are necessary for us to respond to you. If you do not provide them we cannot process the inquiry, and you may contact us by telephone or email instead. We do not make decisions about you by automated means that produce legal effects concerning you or similarly significantly affect you.

Service providers

We rely on a small number of service providers who process information on our behalf so the site can run and we can respond to you: PostHog and Google Analytics for site measurement, Resend for delivering your inquiry to our team by email, a backup delivery service used only when our own form endpoint is unavailable, and Vercel for hosting. We share only what those services need to work. Meta is described separately under Analytics and advertising technologies, because it does not act only on our behalf.

How we share your information

We do not trade or rent your contact details, and we do not hand them to unrelated companies for their own mailing lists. Text messaging opt-in data and consent, including telephone numbers collected for text messaging, are never sold or shared with third parties. We share information with the service providers described above, and where the law requires disclosure. If you move forward with a reservation or purchase, we also share what is needed with the developer and the professionals who handle your transaction.

The Meta Pixel is the exception. While it is active, it discloses your browsing on this site to Meta for advertising across other sites and apps. Under United States state privacy laws that is sharing for cross-context behavioral advertising, and some states define the term broadly enough that it can count as a sale even though no money changes hands. You can stop it at any time using the choices above.

Where your information is processed

We are based in Florida, and your information is processed and stored in the United States by us and by the providers named above. Where information is transferred from the European Economic Area, the United Kingdom, or Switzerland, we rely on the data transfer terms those providers offer, which use the Standard Contractual Clauses approved by the European Commission or certification under the EU-US Data Privacy Framework where the provider participates in it. For information you send us directly through the inquiry form, we rely on Article 49(1)(b) of the GDPR, because the transfer is necessary to take the steps you asked us to take. The technologies described above run only on the consent described above, which is also the basis for any transfer they involve under Article 49(1)(a). How long we keep it

We delete or anonymize inquiry information 24 months after our last contact with you, unless a transaction proceeds, in which case we keep it for the period the record keeping obligations of a licensed real estate brokerage require. Analytics information is kept for no longer than the retention period configured in each tool, and cookies and other device storage for no longer than the durations listed above. Your cookie choice and the time you made it are stored in your own browser; clearing your site data clears them along with everything else.

Security

We use administrative and technical safeguards appropriate to the information we hold, and we give our service providers only what they need in order to perform their function. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Your rights

Wherever you are, and once we have verified your identity, you can ask us to access, correct, or delete the personal information we hold about you, and to stop contacting you. Email inquiries@setairealty.net. We respond within the period the applicable law requires, and within 30 days where no period is set. Legal and recordkeeping requirements sometimes limit what we can delete, and we will tell you when that applies.

In the EEA and the United Kingdom you also have the right to restrict or object to processing, to receive your data in a portable format, to withdraw consent at any time without affecting what we did before you withdrew it, and to complain to your national data protection authority or, in the UK, the Information Commissioner's Office. Swiss residents have equivalent rights and may contact the Federal Data Protection and Information Commissioner. Israeli residents have the rights of review, correction, and deletion under the Protection of Privacy Law.

Several US states give residents rights over their data, including the right to opt out of the sale or sharing of personal information for targeted advertising. Wherever you live, we will honor a request to opt out, or to access, correct, or delete what we hold, at the address above. You may use an authorized agent to submit a request on your behalf. If we decline a request, you may appeal by replying to our response, and we will provide a written explanation of the outcome. We will not deny you goods or services, charge you a different price, or provide a different level of service because you exercised any of these rights.

Children

This site is meant for adults shopping for property and is not directed to children. We do not knowingly collect information from anyone under 16. If you believe a child has sent us information, email inquiries@setairealty.net and we will delete it.

We will post any update to this policy here and refresh the date at the top; changes apply from the date they are posted. Where we make a material change to the technologies described in this policy, or to the recipients of the information they collect, we will request your consent again before the change takes effect for you.
