What does a residence cost?
Residences start at $1,049,900 for a one bedroom. Price varies by plan, floor, and how the residence is oriented to the water, so the current number for a specific residence comes from us directly.
What sizes and layouts are available?
This phase is one bedroom, one bedroom plus den, and two bedrooms plus den, each with a terrace. Interiors run from about 570 to 1,722 square feet, with additional outdoor space on every plan. A separate group of three to five bedroom villas is coming, and we can note your interest now.
What does ownership include?
Most residences are delivered turnkey and serviced by the resort, furnished and ready to use when you arrive. Ownership also includes an optional rental program, professionally managed by the resort, for the weeks you are away. We walk through how it works during your presentation.
How do I reserve a residence?
You can reserve your residence for only $25,000. A reservation holds your residence while you decide, and deposits then follow construction milestones. The full schedule is shared during your presentation.
What are the taxes on ownership?

When does it open, and can I buy now?
The Setai, St. Maarten is under construction now and opening 2028/29. Residences are selling ahead of the opening, and early sales have been strong.

The Setai, St. Maarten is developed by Altree Developments, with architecture by HKS and interiors by Studio Munge.
What happens in a private presentation?
A private presentation is a working session with the in-house sales team. You see the complete floor plan collection, what is available now, how each residence is oriented to the water, current pricing, and the deposit schedule that follows construction. There is no cost and no obligation.
Where is The Setai, St. Maarten located?
The residences sit on Indigo Bay, a protected bay on the southwestern, Dutch side of St. Maarten, with views toward Saba and St. Barths. The island's international airport is minutes away, and St. Barths is about a seven minute flight or a short boat ride.
